Why the Shift to a Buyer’s Market Is Bigger News Than “High” Interest Rates

It’s official: the housing market has shifted. I can't say I didn't see this coming throughout the past 8 months or so in the form of price reductions (I'm sorry, "improvements") and increased days on the market. Everyone kept yelling "sellers market, it's a sellers market" I kept saying "are you sure? it surely seems to be slowing down, way down".... and it was! After years of breakneck competition, waived contingencies, and homes flying off the market in hours ( trust me, at one point I was creating detailed spreadsheets for my sellers to review each aspect of the potential contracts) others are now finally seeing the transition from a seller’s market to a buyer’s market while some are still holding back, because of today’s current interest rates claiming they are “too high,” savvy buyers are recognizing this opportunity and grabbing it by the balls... er um' "seizing it" sounds better I guess.
First; Let’s clear this up: yes, interest rates are higher than the rock-bottom numbers we saw during the pandemic. But if you zoom out and look at the historical average over the past 40 years, today’s rates are actually… normal. In fact, they’re even a bit below the long-term average, which hovers around 7–8%. Perspective truly is everything.
Despite investors scooping up land and building rental subdivisions over the past few years, we have current homeowners finally willing to sell for one reason or another! Once the renter population decides "enough is enough" and opts to try their hand at creating a more permanent solution by investing in their own place then perhaps those investors will be forced to sell, creating an even STRONGER buyers market!
So, what Makes a Buyer’s Market So Powerful?
A buyer’s market means more homes for sale & typically longer days on market, which means more negotiating power for you! mawahahahaha..... Sellers are now very likely to agree to concessions again. Price drops are no longer taboo. Inspection repairs, closing cost help, and even rate buy-downs are all back on the table too! In this kind of environment, you have time to think, to compare, and to negotiate. You’re not being pressured to outbid 50 other offers or waive your right to a home inspection just to win the deal. You’re back in control and that’s means everything!
Why Waiting Might Cost You More.... because, truthfully, it ALWAYS DOES! This is your time, this is the market you get to experience!
Many buyers are sitting on the sidelines, hoping interest rates will drop. WHY?? for the love of everything... WHY? markets change through the decades and there are never 2 in the same!
Example:
"Clyde" waited 16 years for an interest rate he could swallow so, in 2021 he excitedly bought a 4 bedroom 2 bathroom home for $400k with a 2.96% interest rate (of course he paid all of his closing costs and waived contingencies as well) When actuality Clyde could've bought that same house in 2005 for $225k but he scoffed at the 6.41% interest rate that he was quoted. Clyde patiently waited 16 whole years and spent nearly $300k on rent just to end up paying $93,084 MORE for the same exact house because the interest rate sounded like a "better deal!" Here’s the kicker: If/when rates eventually do go down, demand WILL skyrocket again and with that, home prices will too. You’ll be back to bidding wars and overpriced homes. You can avoid that by taking advantage of the market that is "in line with your time" and IF the rates drop, just go ahead and refinance!
Buying now means you can lock in a good deal on a home while the competition is lower, and obviously refinance later when rates improve. You CAN'T change what you paid for a house but you CAN change your interest rate down the line. The real win is buying the right home, at the right price, under the right terms and working with the right agent (AHEM, Me)
So just to recap. Today’s market is truly offering what feels like a rare window of opportunity. The panic of 2021 is gone. The uncertainty of 2022 has faded. What we have now is a bit of calm, where smart buyers are willing to strategize and jump right in!
Don’t let interest rates hold you back because the real value is in buying on your terms, with options you haven’t had in years. The buyers who understand this shift and act on it are likely going to look back and realize they did actually get in at the right time.
